How onboarding works
Walkthrough
We visit, look at the home the way a guest would, and tell you what it can earn.
Agreement
Plain-English co-host agreement. No long lock-in, no hidden fees.
Setup
Photos, listing, pricing, locks, guidebook. Most homes are live in two to three weeks.
Go live
You get a monthly statement and a calendar you can block anytime. We handle the rest.

What does it cost?
We charge a competitive commission on booking revenue — we only earn when you do. With professional management, our goal is to increase your revenue enough that it pays for our services. We'll put the exact number in writing after the walkthrough.
Can I still use the house?
Yes. You block your own dates on a shared calendar. Give us a couple of weeks' notice in peak season if you can.
Where do you operate?
Lake Tahoe (both shores), Truckee, Arnold and the Highway 4 corridor, Soda Springs, Auburn and the foothills, and Sacramento. Elsewhere in Northern California, ask — we'll tell you honestly.
Who handles damage and problems?
We do, first. Security deposits and platform protection cover most of it; anything beyond that we bring to you with a plan, not just a problem.
