M & A Stays, LLC

Effective date: September 21, 2026
Last updated: September 21, 2026

1. Who we are

M & A Stays, LLC ("M & A Stays," "we," "us," or "our") is a short-term rental co-hosting company based in Sacramento, California. This Privacy Policy explains what personal information we collect through mandastays.com (the "Site"), through the guest WiFi and digital guidebook at the homes we manage, and through property-specific signup pages we operate on behalf of homeowners (together, our "Services"), how we use it, who we share it with, and the choices you have.

By using the Services or subscribing to our email list, you agree to the practices described here. If you don't agree, please don't use the Services or submit your information to us.

2. Information we collect

Information you give us directly. When you subscribe to our email list, submit a contact or inquiry form, or request information about our properties or co-hosting services, we may collect:

  • Your name
  • Your email address
  • Your phone number, if you choose to provide it
  • Any message or details you include in a form
  • Property details, if you're a homeowner inquiring about our co-hosting services

Information collected at our properties. When you connect to guest WiFi at a home we manage, our WiFi provider collects your email address and the device information needed to provide the connection (such as device type and MAC address). When you open a home's digital guidebook, our guidebook provider collects the details you enter on the access form. In each case you will be added to our marketing list only if you separately check the box asking to receive our emails.

Information collected automatically. When you visit the Site, our website host may automatically collect standard technical information, including your IP address, browser type and version, device type, operating system, referring website, the pages you view, and the dates and times of your visits. This information is used in aggregate to understand how the Site is used and how it can be improved.

Booking information. If you book a stay through a third-party platform such as Airbnb, VRBO, or Booking.com, that booking is handled by the platform under its own privacy policy, not this one. We receive only the guest information the platform chooses to share with us in order to service your reservation.

What we do not collect. We do not collect payment card numbers, bank account details, Social Security numbers, or government identification numbers through the Services. We do not knowingly collect sensitive personal information such as health data, precise geolocation, or information about race, religion, or sexual orientation.

3. How we use your information

We use the information we collect to:

  • Send you marketing and promotional emails about our properties, availability, seasonal offers, and local recommendations — but only if you have asked to receive them
  • Provide guest WiFi access and the digital guidebook at the homes we manage
  • Respond to your questions and inquiries
  • Provide and improve our co-hosting and property management services
  • Understand how visitors use the Site so we can improve it
  • Comply with our legal obligations and enforce our terms

We will only send you marketing email if you opted in. Booking a stay at one of the properties we manage, connecting to guest WiFi, or opening a guidebook does not, on its own, add you to our marketing list.

4. Who we share your information with

We share personal information only with service providers who help us operate our business, and only to the extent they need it to perform their function. These include:

  • Our email marketing platform, Mailchimp, which stores your name and email address and delivers our emails
  • Our guest WiFi provider, StayFi, which provides WiFi access at our properties and stores the email address you enter to connect
  • Our digital guidebook provider, Touch Stay, which stores the details you enter to open a property guidebook
  • Our website host and form provider, Squarespace, which stores form submissions and serves the Site
  • Professional advisors such as our accountant or attorney, where reasonably necessary

We may also disclose information where we are legally required to do so — in response to a subpoena, court order, or lawful government request — or where we believe disclosure is necessary to protect our rights, your safety, or the safety of others.

5. We do not sell your personal information

We do not sell your personal information. We do not share it with third parties for their own independent marketing purposes, and we do not trade, rent, or otherwise make your information available to data brokers. Homeowners whose properties we manage do not receive your contact information for marketing purposes.

6. Cookies and tracking technologies

The Site may use cookies and similar technologies to remember your preferences, keep the Site functioning correctly, and measure traffic. Most browsers let you refuse cookies or alert you when a site sets one. If you disable cookies, some parts of the Site may not work as intended.

7. Do Not Track signals

Some browsers offer a "Do Not Track" ("DNT") setting that signals websites not to track your activity. There is currently no consistent industry standard for how websites should respond to DNT signals. We do not respond to Do Not Track signals at this time. We also do not permit third parties to track your activity across other websites for their own purposes.

8. How long we keep your information

We keep your information for as long as it serves the purpose it was collected for:

  • Email subscribers: until you unsubscribe, plus a short suppression record kept indefinitely so we can honor your opt-out
  • Inquiry and contact form submissions: typically up to three years, so we can follow up and maintain business records
  • WiFi connection and guidebook access records: as governed by the retention settings of our WiFi and guidebook providers
  • Website technical data: as governed by the retention settings of our website host

9. Your choices and rights

Unsubscribing. Every marketing email we send includes an unsubscribe link at the bottom. Clicking it removes you from our marketing list. You can also email us at adam@mandastays.com and ask to be removed. We honor opt-out requests within ten business days, and usually much faster.

Access, correction, and deletion. You may ask us to tell you what personal information we hold about you, to correct anything inaccurate, or to delete your information. Email adam@mandastays.com and we will respond within a reasonable time. We may need to verify your identity before acting on your request, and we may retain limited information where we are legally required to.

No discrimination. We will not deny you services, charge you a different price, or provide a different quality of service because you exercised any of these rights.

10. California residents

We are a California business and we take California privacy law seriously.

Shine the Light (Cal. Civ. Code § 1798.83). We do not share your personal information with third parties for those third parties' own direct marketing purposes.

Your rights. Although M & A Stays, LLC does not currently meet the thresholds that make a business subject to the California Consumer Privacy Act, we voluntarily extend to all our subscribers and site visitors the rights described in Section 9 above: the right to know what we collect, the right to correct it, the right to have it deleted, and the right not to be discriminated against for asking. We do not sell or share personal information as those terms are defined under California law.

To make a request, email adam@mandastays.com with the subject line "Privacy Request."

11. Security

We use reasonable administrative and technical safeguards to protect the information we hold, including reputable third-party platforms that maintain their own security programs. No method of transmission or storage is completely secure, however, and we cannot guarantee absolute security. Please don't send sensitive information such as financial account details or identification numbers to us by email.

12. Children's privacy

The Services are intended for adults. We do not knowingly collect personal information from anyone under 16. If you believe a child under 16 has given us personal information, please contact us at adam@mandastays.com and we will delete it.

13. Links to other sites

The Site contains links to third-party websites, including Airbnb, VRBO, Booking.com, and our direct-booking provider. We are not responsible for the privacy practices or content of those sites. Once you leave our Site, this Privacy Policy no longer applies, and we encourage you to read the privacy policy of any site you visit.

14. Changes to this policy

We may update this Privacy Policy from time to time. When we do, we will revise the "Last updated" date at the top of this page and post the new version here. If we make a material change to how we handle your personal information, we will notify subscribers by email before the change takes effect. Your continued use of the Services after an update means you accept the revised policy.
